A homeowner at Royal Court Condominium contacted Homeone after experiencing repeated water leakage from above their bathroom ceiling. The issue was traced back to a failing A. O. Smith Water Heater (model ELSF-10), which was no longer functioning properly and showing clear signs of corrosion and wear. The unit had reached the end of its service life, and the homeowner requested a reliable, compliant replacement.
After our initial inspection, we advised replacing the A. O. Smith Water Heater with a Rheem 65SVP10S—a vertical electric storage heater known for durability and high pressure handling. The replacement also included a full upgrade of fittings and pipework to restore safety and ensure compliance with Singapore’s plumbing regulations.

During inspection, our technician found the following:
The A. O. Smith Water Heater was installed properly but had clearly reached the end of its lifespan, with visible corrosion on the tank body.
Active leaks were observed at the base of the heater, and moisture marks were found on the ceiling board surrounding the mounting frame.
Fittings attached to the inlet/outlet showed heavy corrosion, compromising sealing integrity and leading to gradual water seepage.
Several sections of existing piping had water stains and pitting, indicating long-term exposure to moisture.
Homeone proposed a full heater replacement, swapping out the faulty A O Smith Water Heater with a Rheem 65SVP10S—a model suitable for ceiling installations in private condominiums. The new system would include:
Stainless steel inlet and outlet pipework (within 1 metre)
New, corrosion-resistant fittings and valves
Proper reconnection of the drain line
Bonding continuity check for electrical safety
Supervision and sign-off by a PUB-licensed plumber
Full PUB submission for documentation and compliance
Dismantling
Isolated power and water supply to the existing A O Smith Water Heater
Carefully removed the heater from the ceiling mount
Cleared rusted fittings and cleaned the mounting area
Installation of Rheem 65SVP10S
Delivered and securely installed the new unit
Connected hot and cold water lines with new stainless steel pipes
Replaced old, corroded fittings with new approved valves
Verified pressure relief and drain discharge system
Electrical safety bonding was tested and reconnected
Testing and Commissioning
Leak and pressure tests completed
Verified water temperature control and heater integrity
Final safety check and clearance
Documentation
Submitted installation details and photos to PUB for compliance
Work was completed under the supervision of our PUB Licensed Plumber
This A O Smith Water Heater replacement at Royal Court Condominium was necessary due to advanced tank corrosion, leaking, and the heater’s age. The homeowner opted for a Rheem 65SVP10S, offering enhanced durability and modern performance for ceiling-mounted systems.
By removing the aged A O Smith Water Heater, upgrading the fittings, and installing stainless steel pipes, we ensured long-term safety and reliability. All works were performed according to PUB plumbing regulations, including bonding and pipework standards.
Our team submitted the required documentation to PUB, and the replacement was officially certified as compliant. This case highlights the importance of timely replacement of ageing units like the A O Smith Water Heater, especially when visible corrosion and ceiling leakage are present.
Homeone continues to deliver safe, regulation-compliant water heater solutions for both HDBs and private properties across Singapore.
