Rheem EHG-55S Water Heater is the new installation. All pipe works connecting to the heaters are stainless steel. Following the manufacturer's specifications, a new approved stop valve and double-check valves are employed. Such will comply with PUB Regulations. Our Licensed Plumber has supervised and approved the installation. There is a 1-year warranty by Homeone for this installation on top of the warranty provided by the manufacturer.

Customer Report:

Issue Reported: The homeowner at Parc Oasis reported a Rheem water heater leaking from the tank body, which was beyond repair. The unit had already been claimed under the manufacturer’s warranty, and our role was to inspect the existing installation for compliance and execute the necessary replacements.

Inspection Findings:

During our inspection, our technician identified two key compliance issues:

  1. Non-compliant Electrical Connection: The water heater’s power supply was directly connected to the main DB. Singapore’s SS IEC 60364 and CP5 electrical codes mandate a junction box within 3m of the heater for the following reasons:
    • Safety Isolation: Allows quick power cutoff without accessing the DB (SS 638 compliance).
    • Regulatory Compliance: Local disconnection is required for safety.
    • Moisture Protection: Prevents corrosion and electrical hazards in damp areas.
    • Easier Maintenance: Enables safe servicing without shutting down the DB.
    • Fault Prevention: Reduces risks associated with long cable runs, such as voltage drops and insulation failures.

    A direct DB connection violates the Singapore Electrical Code, which can lead to fines and voided insurance. To rectify this, we recommended and installed an IP-rated junction box suitable for wet areas.

  2. Unsupported Water Pipes: The inlet and outlet pipes connected to the heater lacked proper pipe supports. Without adequate support:
    • Pipes can vibrate, sag, or pull loose, leading to leaks or burst joints.
    • Unsecured pipes strain heater connections, potentially damaging the tank.
    • Water hammer (pressure surges) may cause pipe fractures, leading to flooding or mould growth.
    • Singapore’s CP5/SS 636 mandates pipe support every 1–1.5m to prevent structural stress and premature failures.

    To address this, we installed the required pipe brackets and clamps to ensure proper stability and long-term durability.

Replacement Work Scope:

  • Assessment and compliance check.
  • Supply and installation of pipe fittings, pipe supports, and an electrical junction box.
  • Removal of the old Rheem water heater unit.
  • Installation of the new Rheem EHG-55S water heater (supplied by the homeowner).
  • Testing and commissioning of the system to ensure proper operation.

Regulatory Compliance:

The electric water heater as a whole unit (i.e. parts incorporated in the water heater itself, such as heating element, pressure relief valve/temperature relief valve, water tank, etc. shall be tested in accordance with the following:

  1. AS/NZS 4020:2018 Appendix K – Sample extraction procedure for use with water heating system. An accredited or non-accredited test report for Appendix K is acceptable provided that the test laboratory is accredited by Singapore Accreditation Council (SAC) to AS/NZS 4020:2018 Appendix H on Extraction of Metals, at the point of testing;
  2. The samples extracted in accordance with Appendix K shall then be tested in accordance with AS/NZS 4020:2018 Appendix H – Extraction of metals (for metallic materials in contact with water). The maximum allowable concentrations of metals listed in Table 2 of AS/NZS 4020:2018 shall not exceed the limits specified by the World Health Organization (WHO) Guidelines for Drinking Water Quality.

Conclusion:

The Rheem water heater leaking issue was successfully resolved with a compliant and safe installation. By correcting electrical and plumbing safety hazards, we ensured a long-lasting, regulation-approved setup. The homeowner was provided with all necessary documentation, including the PUB Approval Letter for regulatory compliance.
