Joven Water Heater Replacement: Solving No Hot Water at Belle Vue Residences on 4 Mar 2025

The customer reached out via WhatsApp to report an issue with their water heater, stating that there was no hot water supply. Upon verification, we found that the water heater was manufactured in 2008, indicating it has reached the end of its operational lifespan.

Before

Replacement of Joven JH38 Water Heater to resolve heater problems end of service life.

After

Joven JSH38 Water Heater is the new installation. All pipe works connecting to the heaters are stainless steel. Following the manufacturer's specifications, a new approved stop valve and double-check valves are employed. Such will comply with PUB Regulations. Our Licensed Plumber has supervised and approved the installation. There is a 1-year warranty by Homeone for this installation on top of the warranty provided by the manufacturer.

Existing Heater:

New Heater:

Joven water Heater JSH38 (38L)

Site Assessment Findings:

The water heater is no longer functioning correctly.
Visible water leaks were detected in the connected piping.
Given the age and condition of the unit, repairs are not recommended, and replacement is advised to ensure safe and efficient operation.

Proposed Solution:

To address these issues, we recommend replacing the old Joven JH38 with the same capacity Joven JSH38 (38L) water heater.

Joven Water Heater Replacement Work Scope:

Supply and installation of the new Joven JSH38 water heater.
Removal of the old Joven JH38 unit.
Testing and commissioning of the new system.
Clean the work area before departure.
Provision of PUB approval letter.

Regulatory Compliance:

The electric water heater as a whole unit (i.e. parts incorporated in the water heater itself, such as heating element, pressure relief valve/temperature relief valve, water tank, etc. shall be tested in accordance with the following:

AS/NZS 4020:2018 Appendix K – Sample extraction procedure for use with water heating system. An accredited or non-accredited test report for Appendix K is acceptable provided that the test laboratory is accredited by Singapore Accreditation Council (SAC) to AS/NZS 4020:2018 Appendix H on Extraction of Metals, at the point of testing;
The samples extracted in accordance with Appendix K shall then be tested in accordance with AS/NZS 4020:2018 Appendix H – Extraction of metals (for metallic materials in contact with water). The maximum allowable concentrations of metals listed in Table 2 of AS/NZS 4020:2018 shall not exceed the limits specified by the World Health Organization (WHO) Guidelines for Drinking Water Quality.

The primary issues with the existing Joven JH38 water heater—no hot water —were caused by its age. By replacing it with the Joven JSH38, we ensure a safe, reliable, and compliant solution that adheres to PUB regulations and Safety Mark standards. This upgrade not only resolves the current issues but also provides enhanced performance and peace of mind for the customer.
