Gas Water Heater with Gas Leak at Tree House – Citygas Supply: Replacement to Rinnai REU-2024W-RS

📍Tree House, Bukit Panjang

A resident at Tree House, Choa Chu Kang, contacted us after noticing a gas leak issue from their gas water heater. The issue was accompanied by abnormal operation, raising immediate concerns about the safety of continued use.

Gas leaks are a serious safety matter, as they indicate a failure within critical components such as gas joints, valves, or internal seals. When these components deteriorate due to age, corrosion, or prolonged usage, gas flow can become uncontrolled or unstable.

Project Overview

The homeowner at Tree House, Choa Chu Kang, contacted us after detecting a gas leak from their gas water heater. The issue was accompanied by unstable heater operation, which raised immediate safety concerns for the household.

Why is the replacement needed?

During the inspection, the gas leak was confirmed and traced to internal components that were no longer in reliable condition. Because gas-related faults directly affect combustion safety, continued use of the heater was not recommended.

Repair was deemed unsuitable due to the safety-critical nature of the gas leak and the age of the unit. Even if individual parts were addressed, long-term reliability and safety could not be guaranteed. Operating the heater in this condition could lead to unstable combustion, repeated shutdowns, or increased safety risks.

Gas Water Heater with Gas Leak

  • Gas Leak over 1000ppm: Means there is a serious and dangerous gas leak that requires immediate action.

  • Obstructed burner: An obstructed burner means the burner inside a gas appliance is partially or fully blocked, preventing gas from burning properly.

  • Rusty gas valve: A rusty gas valve means the metal valve that controls the flow of gas has started to corrode, usually due to age, moisture, or long-term exposure to humid conditions.

  • Overall condition: Due to safety concerns, repair is not recommended and a full replacement is advised.

How to check for Gas Water Heater with Gas Leak Issues?

Look out for gas smells, hissing sounds, rusty valves, and frequent heater shutdowns.

  1. 1

Smell for gas near the heater

A strong or persistent gas smell around the water heater, pipe joints, or valve area is an early warning sign. If you smell gas, do not switch on electrical appliances or ignite flames.

  2. 2

    Listen for unusual sounds

Hissing sounds near gas pipes, unions, or the heater body may indicate gas escaping from a loose or corroded connection.

  3. 3

Check the gas valve and joints visually

    Look for:

    • Rusty gas valve
    • Corroded or discoloured pipe joints

White powdery residue or rust flakes

  4. 4

    Observe heater behaviour

    Gas leaks often come with:

    • Heater failing to ignite
    • Intermittent shutdowns

Modern Gas heaters may automatically shut down as a safety precaution.

  5. ⚠️ Important: If you suspect a gas leak, stop using the heater immediately and contact Homeone for any help.

Solutions provided by Homeone

Full Gas Heater Replacement

Following our on-site assessment, the heater was confirmed to be unsafe for continued operation. Internal components showed clear signs of heat damage, indicating that the unit could no longer function reliably.

A full heater replacement was therefore advised as the safest and most effective solution. Replacing the unit ensures proper gas combustion, stable performance, and eliminates the risk of recurring overheating or operational issues, providing the homeowner with peace of mind and reliable hot water use.

Safe Dismantling Of Existing Gas Heater

Once the heater was confirmed to be faulty, our team proceeded with the safe dismantling of the unit to prevent any further safety risks. The old heater was carefully removed without disturbing the existing gas pipes, valves, or surrounding wall areas.

Any worn or compromised components identified during the process were handled properly to ensure the work area remained safe and secure throughout.

Compliant Installation & Testing

Installation was carried out in compliance with Singapore gas regulations. Post-installation testing confirmed:

  • Gas joints were fully gas-tight

  • Exhaust airflow and fan performance were normal

  • The system ignited correctly and maintained consistent heating

What's the cost to repair a gas water heater with Gas Leak?

The cost cannot be determined upfront, as gas leak issues require a special on-site assessment. Factors such as the leak location, condition of the gas valve and pipe joints, heater age, and overall safety compliance must be checked first.

Only after a proper inspection by a licensed professional can the appropriate repair or replacement recommendation be made.

City Gas Heater with Gas Leak at Tree House Gas Pressure Testing

Gas Supply Regulations 21

All gas heater works — whether for installation, repair, or replacement — are required under Gas Supply Regulations 21 to undergo proper safety verification before the appliance is allowed to operate. This is to ensure the entire gas system is safe and fully gas-tight.

To meet this requirement, our technicians carry out a Final Pressure Test, where the gas system is pressurised and monitored over a set duration. This test checks the integrity of all gas pipes and connection points.

If the pressure remains constant throughout the test, it confirms that there are no leaks and that all joints are securely sealed. Once the test is successfully completed, a Gas Test Certificate is issued and signed by our Licensed Gas Service Worker (LGSW), confirming full compliance with Singapore’s gas safety standards.

Conclusion:

At The Tree House, the gas water heater was found to have gas leak–related safety issues that could not be resolved through repair. Continued use of the heater posed potential risks due to ageing and compromised gas components. For safety, reliability, and compliance with gas regulations, a full heater replacement was recommended and carried out, ensuring the home now has a secure, properly tested, and safe hot water system for daily use.
